Prospecting expired listings as a real estate agent can be the core of any agents business in the real estate field. You CAN create a system that will give you repeatable results for your effort. I do not personally follow this model, but I think this was an important question to address.

Work both today’s expired listings and the past ones daily. Effectively follow up with your best leads each day.

Remember consistency, attitude and persistence are 3 critical ingredients to success with prospecting expired listings.

    he makes a REALLY good point about sellers not being realistic with the amount of notice they need to be given for a showing.

    it’s not 1986 anymore. young buyers in their 20s and 30s won’t wait more than a few hours to see a home. they’ll just move onto another one.

    if the sellers need more than a 2 hour notice, don’t take that listing.

    Thats a broad statement. That’s like saying all managers are jerks. I’ve meet a lot of mangers who are jerks but it would be stupid of me to say that all of them are jerks when that is clearly just a stereotype with no basis or truth to it. You gain no credibility by making such crude comments like that. Sounds like you had a bad expierence with a sleezy brokerage. Don’t stereotype everyone just because you worked with some bad ones. It’s the negitive thinkers like you that sell nothing.

    What would you do if you found out a realtor was lying about his education (has no degree but claims he has one) and other lies? If he lies about that; he’ll lie about anything. I believe buyers and sellers have a right to know.

    marv33 you are really sad. Clearly you quit the business because the only way you could make it is if u lied. I don’t lie and I do just fine. Owners respect my honesty, even if they don’t sign with me they say thanks for the honesty. off course there are bad apples in the bunch, every profession has them. But, you don’t have morals because you had to lie for your business and you quit because you could handle lying anymore. Realtors are needed thats why we are still here.

    I agree that there are a few bad eggs out there but to say all real esate agents are criminals is unfair.
    Yes to become a qualified agent is not a lengthy process but to become a good expirienced takes alot longer with years of practical hands on expirience & seminars.

    No, it’s not because they know the value of their service. It’s because they do not know that they have a choice and an option. Like I said before, It’s all about getting your home listed on the MLS. Know that a homeowner can do this for a low flat fee the need for greedy realtors is no more. And I am actually an ex realtor. I quit because I couldn’t lie and cheat people the way you have to and have morals and be a family man.

    The key to selling your home is the MLS. Also price your home about 1 to 2 % below your competition. For sale by owner homes can and do have the same success rate as using a realtor. Remember that becoming a realtor is extremely easy, You could basically train a monkey to become a realtor. Two weeks of classes and then a test. WOW thats “CREDENTIALS”. So don’t buy into all the hype save yourself thousands upon thousands of dollars for your kids or self. POWER TO THE PEOPLE!!!!!

    Let’s check a site run by realtors for facts? Come on. Why would I get 8-15% less on the sale of my home by selling it myself? I can list it for sale on the MLS now for a low flat fee and have the same 80% of qualified buyers looking at my house with a realtor if they please. The days of 6% commissions is fading fast. People are tired of giving away all the equity in their homes to GREEDY unethical realtors.

    it interesting you would think you would be putting that money in your pocket. Statistically, for sale by owners getting 8-15% less for their home then those selling with real estate agents. Check the National Association of Realtors website. And if over 80% of qualified buyers are working with real estate agents, they who exatly is looking at for sale by owner properties. those 20% who are not qualified to buy so much a popsicle, or those GREEDY investor types, who take advantage of the FSBO

    Contacting expired real estate listings is easy. Follow greedy realtors that promise homeowners unrealistic prices on the sale of the house just to get the listing. It’s not easy to find an honest realtor. I suggest listing the house on your own and saving 6,000.00 or more out of every 100,000.00 of the sale price and keeping that money in your own pocket.
