Trying to buy a co-op apartment and confused?

My husband and I know someone who is selling a tiny co-op apartment. Because we are having a hard time with our mortgage (taxes have just skyrocketed and I cannot find work), we thought it would be a good idea to sell our home and buy this so we can breathe.

We know the lady who is selling it. She has not even put it on the market because she knows we want it. This place will literally save us $800 a month.

My husband was pre-approved for a mortgage, but the mortagage rep called today and said co-ops require a minimum of 20% cash down. We don’t have that.

Does anyone know if this is standard? My husband called his credit union and spoke with a mortgage person there and she said they will not even handle co-ops.

Is there something wrong with a co-op?

This is a SMALL complex, maybe 20 apts. in all, if that matters. A realty company owns it, the woman we know has paid for it in full, and there are association fees each month.

If anyone has any advice, please share. It is much appreciated. Thanks!

Co-ops are a little different than condos. They’re very common in NYC and are found in large urban areas. You are actually buying a 20% interest in the whole building and the right to rent your unit. Approval of existing owners is usually required. Because of financing and other issues, some lenders won’t deal with them, but keep checking and you may find some one who will. Whereas in a condo, you’re buying the cube of air that is your unit and an undivided 20% interest in common elements.

If not, will she allow you to do a Rent to Own deal until you can save the 20%? Or some other sort of owner financing?

two years. The owners use the RUBS method to calculate water usage, and per our lease addendum, the allocation is based on square footage and the number of occupants/residents.
The owners of our complex, Berkshire Realty, purchased an adjoining apatment community 18 months ago, so the square footage and total occupancy has increased substantially.

Is there any thing we can do? When I talked to the manager today, she explained that our complex’s water bills had to be increased because we were at a lower "subsidizing of expenses" percentage, compared to the complex that they had purchased, and needed to "increase our percentage" when calculating water bills.

I am tring to understand this..is there anything we can do?
The apt. complex they purchased was incorporated with our complex into one "community."
We signed our lease Jan. 2008, which included the utilities addendum

Check your lease and see what it says. What is this "adjoining" apartment community? That should not be included with your building, especially if it was not included when your addendum was signed.

I would send the managers a letter and ask for written explanation of the increase and then take that and your lease agreement to an attorney. Many will do a free consultation or one for less than $50.

That sounds fishy.

Lisa explains that every homeowner must cover their mortgage amount based on the rebuild cost of replacing 100% of the structure in the event of a hurricane, fire, etc. Coverage B covers any structures other than the house itself. This may include a swingset, shed or other unattached structures and is included in the insurance premium. Coverage C covers personal property including kitchen cabinets, flooring, bathroom vanities, toilet, etc. Coverage C offers two methods of insuring this personal property. One method is full replacement cost which is more expensive but will cover the cost of a replacement. Option two is more affordable but only insures personal items at their purchase value minus depreciation. Flood insurance is covered under National Flood Policy and is typically under $500 annually.

March 22/2009 – The day when politicians won their right on the legalizing of all useful medicines and drugs. Many of these medicines including of Marijuana has become the recent treatment and aid to sick patients.
Over the past week, Canadian import companies have received more than five thousand crates full of “goods” that would be used for the saving of many people lives that are in pain and/or in critical health conditions.

Why do apartments need a downpayment with the application?

We’ve looked at a few apartments and all of them seem to need a downpayment when your applying. We are visiting the landlord today…and filling out the application with her and then she has to transfer it over to the realty group. Then they decide whether or not to approve me. They said it has to be cheque. Why would they ask for the downpayment without approving us first?..And if I don’t get approved..do I get the cheque back? I’m worried because the cheque has my bank accnt number on it..

Down Payment? That term is not typically used in the renting world. We often see Application Fee – which is an amount they charge applicants to run background and credit checks. The other required "down payment" is the Security Deposit. This is usually equal to one month’s rent. You should NEVER pay this before you sign the lease.

maybe i should have waited till later to start this.but right now felt like a good time.i finaly asked about the type wrighter,only to find out it was moms so apperantly i’ll have to ask her.I will to,i guess i wne around that one to much.all i had to do was say it.maybe i’ll take that as a leason learn.to day i felt many emotions,but unlike most days deppresion wasn’t the main one.they all took turns including peace.yeah that one was built in pretty good.i felt the spirt of my youth,and i felt my worrie melt away.of corse it came,and as realty came back.i felt myself tear up,but i did not let it show, i never do.

i can’t believe how close i came to crying just cause i got locked in a locker.it was pretty hard not to, but i was not about to, not with my sister and mom coming,and not for a reason such as that.eather way,maybe this far to sensitive thing will go away in my week brake away from i all(well almost) thing.ok lets see,last night grumpy,today moody and depressed.oh well i can still controll my self. so im not going to crash out in anger, or brake down any time soon. i can’t controll my emotions but i can keep them from getting out of hand

this morning i woke up in the worst mood, i felt like i was just going to brake at any point.my job was to pull my self together with in 10-15 minutes.it wasn’t easy,but by the time we left i was back in sorts.thank goodness.i had pretty good stabilty today. of corse thats only cause i forced it on my self this mourning.when we got to sarahs it was test for me.the words sarah spoke were so negitive,but i think only i could tell.of corce that could be cause im negitive.then they had to go pick on me and jon again.for the love of peace don’t put more things in my head.since it was only force on stabilty,it was not all that good. i just wanted to go and fall apart some were,but we got invited to a movie by mary.don’t get me wrong i wanted to go, i was just scared to death on how much it would take for me to brake,but i kept it to gather,and i was back in "normal’ shape be fore the movie started.

i didn’t think she was going to come after me.i should have, considering what she said just before i went in, i was in for a talking.this was last night.you know,the day i said i could handle it.i think really deep down i knew better.any way,last night i gave it my best. at least i think it was. but i got talking done,felt much better then from when i started,and i was getting confortable talking.when we were praticaly forced to go to bed. i was blocking alot of stuff out last night.many things i didn’t want to know.the truth came back to in the mourning. yeah i cried when things i was blocking out came clear to me. it was different cause there was light showing in the room. normaly it has to be really dark before i’ll cry with people in the room.i didn’t know if i should wake her up and tell her.but eather way, i didn’t i think i saw her look over and look at me. but it was at a moment when my eyes were dry. oh well, i fell aleep peacefully. i didn’t feel alone.that means allot to me. left me a feeling i’ll never for get.even if it didn’t show.with every thing like that.i always feel it later.almost never at the time it happens.

well to day i wake up and again and just to ready to freak out altogeather. this is my third night in a row.will it ever end? well no,not unless i can make the night change for once,but in order to do that, i must understand the little things about my change.if i take to long.im talking 2 months long.then i’ll have to jump in,and learn that way.what i plan to fix is my talking problem i got,and ive got a big one.trust me.eather way im having trouble telling jon i need a brake.because im loosing my head.it’s just i don’t want to hurt him.any way to my little emotional problem at thye gym today.i would not talk for nothing.no mater how much i wanted to.it was painfull.every thing abput this is.oh well that life,ruff!deal with it,and every thing else around you to.cause i know you know alot more then you admit
