Real Estate Today: Fla. Real Estate Law (Part 1 of 3) – Koolik Group Realty Video

Posted on May 9th, 2010 by admin in today realty | No Comments »

http://www.koolik.com In this episode of Real Estate Today with Elliot Koolik of Koolik Group Realty, we will discuss Florida real estate law with Lawrence Feder, Real Estate Attorney at Law and owner of Tri-County Title. Mr. Feder has over 30 years of experience as a Real Estate Law Attorney and will offer his insight in commenting on several Fla. real estate law scenarios. The first of these scenarios details the problems a foreign investor may face when trying to sell property in the U.S. without a tax ID number. Due to the FIRPTA act, the government may hold 10% of the sale price of the property. However, a real estate law attorney can help with this issue. A second scenario involves a developer contract which lacks a mortgage contingency clause. It is important to have a real estate law attorney review all contracts to avoid losing a deposit. For more information about this scenario, please watch Part 2 of 3 of this video series.

fair girl with lovely wide eyes who is dressed in a bridal outfit……?

Posted on May 8th, 2010 by admin in today realty | 7 Comments »

A Bachelor man, Nadeem is excited as today he would be meeting a girl called Nazia along with his parents and decide whether or not she would be his life partner or not. Nadeem and his parents meet the girl and his parents and they do not approve the girl, as she is dark in colour. That night when Nadeem goes to sleep, he sees a dream. In the dream he comes across a man called NAFS

NAFS: “ O my master, what can I do for you”?

Nadeem: “Well, can you get me a beautiful girl whom I can marry?”

NAFS: “ Yes Master! As you say”

Within a blink of the eye, the NAFS is present with a beautiful fair girl with lovely wide eyes who is dressed in a bridal outfit.

Nadeem: “ Wow! She is so beautiful.”

Nadeem asks the girl her name. The Girl identifies herself.

The girl: “ My name is Dream”

Nadeem: “ Where do you hail from?"

Dream: “ I live in your subconscious. I can visit you only when you are asleep”

Nadeem: “ You mean I can never get to marry you in reality?”

Dream: “ No.”

Nadeem: “ O NAFS why the hell have you brought this girl who does not exist in reality?”

NAFS: “ Because Master, she is the most beautiful girl according to you and as she said, she lives in your subconscious. Well you can enjoy being with her as long as you are asleep. The same with me, I shall vanish as soon as you wake up.”

Nadeem: “ Then how can I get nearer to her in reality?”

NAFS: “ Well, it is possible only in one situation, I can put her inside the body of Nazia whom you and your parents rejected this evening”

Nadeem: “ But Nazia is dark and Dream is exactly the opposite of her in appearance”

NAFS: “ But at least you alone would be knowing that inside Nazia exists your Dream.”

Nadeem: “ Well but Nazia is not the delight of my eyes and not only that, others will laugh at me for marrying Nazia”

NAFS: “ Well, then the world you live in is really ridiculous because they want to run away from realties. We here who live in your dreams know that Materialistic Perfection does not exist in the real world that you live in.”

At this point Nadeem wakes up from his sleep and just ponders over his dream. He takes a decision there and there that he would marry Nazia and he conveys this to his parents who somehow are convinced by Nadeem but they are as astonished as to what changed his decisions overnight.

Nadeem: “ Well Mom and Dad, there is nothing like perfect beauty. Contentment is what truly makes everything look beautiful”

Do you agree personally to the conclusions drawn by Nadeem after he wakes up ? What would you have done if you were Nadeem ?

Nazia deserves someone better..you know.. someone who is ISN’T RACIST.
ASTAGFIRULLAH

But really he made the wrong decision. He should have gone to Nazia and said "Nazia, you know you deserve someone better than me. I am just a racist, lustful, perverted dirtbag jerk. I’m going to go kill myself now. Bye"

the house im renting is being foreclosed. what rights do i have?

Posted on May 5th, 2010 by admin in today realty | 4 Comments »

The house that i have been renting is being foreclosed. The house is also up for a "quick sale". I gave my 30 day notice to the realty company through certified mail. I told them to keep my $1000 security deposit for the last months rent, which is $100 more than the actual rent. The landlord hasn’t paid the mortgage since before we signed our lease (which we didn’t know or wouldnt have signed one) I want out of this situation! Today they came and served me with a 3 day eviction notice and are trying to hold me responsible for even more money. What rights do i have and what can i do?!?! HELP!

Since you gave your 30 day notice they do not have to send you an eviction notice. Just move out after the 30 days.

Strictly speaking you still owe the rent, you can’t tell them to use the deposit. However, they are not likely to pursue it as there is a decent change the judge would rule in your favor anyway because of the foreclosure.

What are my rights when my landlord puts the duplex I live in up for sale?

Posted on May 3rd, 2010 by admin in today realty | 6 Comments »

I just moved into a duplex in Milwaukee, Wisconsin three weeks ago. I came home from a business trip to find a Shorewest Realty sign in the front yard, announcing that the house was for sale. The property owners didn’t even both to tell either tenant (upstairs or downstairs) about this. I need to find out what my rights are and if I have any legal ground to break the lease.

I have lived here for 3 weeks and there is a constant stream of people in the house now – repair people, landlords, realtors, prospective buyers. I have had more the 10 separate visits in this time! I am stuck re-arranging my schedule to meet people there and let people in. I am still unpacking boxes and they are showing the house.

The landlords have evicted my upstairs neighbors as of today, making the property prime for a owner-occupied property. I just signed a one year lease, so now they have a thoroughly checked and responsible tenant on the block for one year. I am positive they planned to sell the house before I signed the lease, but have no way to prove this.

I selected this property because I don’t want kids living in the unit (and I will have no control over that with the sale of the property – it could happen). I work from home so during summer vacations and school breaks, I can’t have all that noise. In addition, I specifically selected this property since there would not be landlords on-site (they are nosy and meddlesome generally speaking).

I don’t know if I have any legal ground in WI to get out of the lease. On top of that, if by some miracle I can get out of the lease, I want to know if I can somehow recoup the costs of another move directly from the landlords. I’m willing to sue them if I have to. Moving to a new place is supposed to be a new beginning and fun… this has been a nightmare.

I appreciate any feedback, direction, or resources you can provide.

You have no legal ground to break your lease. Your lease will transfer to the new owners. Sue them? What are your damages?

1..Landlord is under no obligation to inform tenants of his intent to sell. Selling his property has no effect on your lease agreement.

2..Landlord is entitled to show the home and make repairs with proper notice to tenants.

3..Noise is permitted during normal business hours.

4..You can’t expect your landlord or new landlord not to rent to people with children as this would be a violation of their civil rights and considered discrimination.

My advise. See if the landlord is willing to let you out of the lease without penalty…and buy your own place where you won’t feel inconvenienced.

can anyone give a gay teen advice?

Posted on April 29th, 2010 by admin in today realty | 7 Comments »

hi im a 17 years old gay guy. im not one of those people who sits around and goes wo is me but my life is a lil hard for me. heres a lil bit about my life.i want to be able to say im gay and have everyone welcome me with warm open arms but in realty thats not how it works ( btw nobody knows im gay). ive never in my life kissed a guy ( i mean seriously im 17 and never kissed a guy) i would love so badly to have a guy hold my hand i cant tell u how much ive thought of having another guy love me. all my friends are girls ive tried to make friends with guys but they all know im gay and either brushed me off or made gay jokes about me. im actually homeschooled cause i told my mom i couldnt handle publice anymore so were looking for private schools. cause when i was in school i was severly called faggot and beat up. (im not like flamboyant just not macho and overly friendly) heck my own father when he gets upset even calls me a lil fag. i knew i was gay about like 8 and dened it till i was 13. my parents arnt bad parents just homophobic and i for a long time and still today struggle with trying to feel im going to be somthing. because for a long time as soon as u said the word gay around my family all u heard was up the butt and child molesters. i really have spent alot of nights crying so im not asking for a pity party im juust asking what can i do to change my life and and try and feel like a normal teenage.

You are 17! Prepare for college and learn to live as you want to live, on campus. As you become more comfortable with yourself it will bleed into your home life. As long as you want to say your gay, and then cringe at the possibility that you’ll be bashed, then you will. However, once you gain a bit of confidence in yourself, when those bashings occur you’ll find that you have strength in your own self-worth. It won’t be easy until you decide for it to be, but that decision will someday come and you’ll be able to live out and proud in SPITE of the negatives in your life. Until then, just remember that you love you, and someone out there is waiting for you to step up and be the man of their dreams too.

Do you want some more words of wisdom from football personalities?

Posted on April 27th, 2010 by admin in today realty | 7 Comments »

David Beckham
My parents have been there for me. Ever since I was about seven.

Alex Ferguson is the best manager I’ve ever had at this level. Well, he’s the only manager I’ve actually had at this level.

THIERRY HENRY
Sometimes in football you have to score GOATS.

MARK VIDUKA
I would not be bothered if we lost every game, as long as we won the league.

PAUL GASCOIGNE
I’ve had 14 bookings this season – eight of which were my fault, but seven of which were disputable.

MICK DRAPER
I’d like to play for an Italian club, like Barcelona.

ALAN SHEARER
Germany are a difficult team to play… they had 11 internationals out there today.

One accusation you can’t throw at me is that I’ve always done my best.

VINNIE JONES
Winning doesn’t realty matter as long as you win.

STUART PEARCE
It was like the ref had a brand new yellow card and wanted to see if it worked.

I can see the carrot at the end of the tunnel.

RONALDO
We lost because we didn’t win.
IAN RUSH
I couldn’t settle in Italy – it was like living in a foreign country.

Funny.

GLENN HODDLE

Michael Owen is a goalscorer – not a natural born one, not yet, that takes time.

Okay, so we lost, but good things can come from it – negative and positive.

With hindsight, it’s easy to look at it with hindsight.

75% of what happens to Paul [Gascoigne] in his life is fiction.

When a player gets to 30, so does his body.

KEVIN KEEGAN

I don’t think there’s anyone bigger or smaller than Maradona.

They compare Steve McManaman to Steve Heighway and he’s nothing like him, but I can see why – it’s because he’s a bit different.

There’ll be no siestas in Madrid tonight.

Chile have three options – they could win or they could lose.

The good news for Nigeria is that they’re two-nil down very early in the game.

In some ways, cramp is worse than having a broken leg.

The 33 or 34-year-olds will be 36 or 37 by the time the next World Cup comes around, if they’re not careful.

England have the best fans in the world and Scotland’s fans are second-to-none.

Luis Figo is totally different to David Beckham, and vice versa.

SIR BOBBY ROBSON

The first 90 minutes are the most important.

They’ve probably played better than they’ve ever done for a few weeks

Gary Speed has never played better, never looked fitter, never been older.

We’ve got nothing to lose, and there’s no point losing this game.

Everyone’s got tough games coming up. Manchester United have got Arsenal, Arsenal have got Manchester United and Leeds have got Leeds.
