I’m buying a short sale, PMI Negotiator has it.. whats taking so long?

I am buying a short sale property in the Detroit Metro Area. Here is what has been happening:

4.21.09 – Offer accepted by seller

4.23.09 – Realestate Office cashed Earnest Money Check

4.28.09 – Full Package sent in to CW with all docs and our pre-approval.

5.14.09 – Apraisal/BPO check cashed, done that week and sent to CW. Full Package with Appraisal / BPO sent to CW.

5.28.09 – found out that appraisal was done weeks ago and it approved for 71,000 or something like that.

6.2.09 – Told by Mortgage Lady that the house is ours, just waiting for a closing date… which I assume means CW accepted offer.

6.3.09 – Realestate Lady tells me "hoping to close in 2.5 weeks" (should be 6.22.09)

6.11.09 – Real Estate Lady tells me "setting a closing date in 7-10 days" (should be 6.22.09) Also, says CW has 24 files ahead of us, we are #25 in line.

6.19.09 – Mortgage Lady talks to Buyers Agent, no new news.

6.25.09 – Mortgage Lady and Buyers Agent say a few more weeks still to get a closing date (about Thursday 7.9.09)

6.26.09 – Sent in My Hardship Letter to CW (yes, me the buyer sent in a hardship letter, Buyers Agent who is a short sale specialist thinks it’s a good idea if we can get CW to sympathize with us and might bump our file up.. don’t know if it worked though..lol)

7.1.09 – Offer RE-submitted to PMI Negotiator to accept $1,000 from seller because they asked for $1000.00 from seller. (should have an answer next week sometime)

7.13.09 – It’s day 83! Today, no news as of yet (12:45pm). PMI Negotiators has had file for 13 days now and that’s after it was resubmitted with money from the seller that they wanted.

So, I guess my question is… how long does this PMI Negotiator take? They have had the re-submitted file for almost 2 weeks. What is going on?

Everything went so fast in the begining I thought we would be closing in 2 months..but In 1 week and 1 day, this short sale is going to be starting it’s 4th month…. Ridiculous.

It is very frustrating – I agree.

But remember that CW is not the seller. They are trying to decide if they will be better off cutting their losses and accepting a short amount as the full payoff of the mortgage. The PMI company is taking all or at least part of the loss (they insure to riskiest part of a mortgage loan) so they have to sign off on this agreement.

Part of what they are doing is checking out the seller to see if they have assets that the mortgage company can go after. They are also checking to see if there is any fraud going on- or has gone on in the past.

PMI and CW have no real interest in being in any hurry.

The clerk that is approving this gets paid an hourly wage and if they make a mistake they may get fired. But if they fallow the rules and because of that it takes so long that you walk away and the deal falls thru the clerk is not criticized at all.

So these deals take a very long time- and sometimes when they are finally approved the buyer is forced to act quickly or the deal will fall thru.

real estate question. making an offer.?

the house we were looking at was at $129900( it was on the market for 6 months). when we went to see the house last weekend it dropped down to 125k. we made an off of 125k and they cover closing costs. it’s been a couple of days. i asked the realestate agent about the offer . she said they are think about it. so today i was thinking can i offer to buy at 128k and get $1500 at closing and the rest of the other half of the $1500 to help them cover some of the closing cost?
it’s not a short sale and not a Foreclosure.

If they are thinking about it, let them think. Do not go back and re write the offer. Let them come to you. The first person who makes the move after an offer is the person with the power. They may have been out of the town a few days…and only got it yesterday…If it has been on the market six months the Realtor, if she/he is a quality Realtor will let you know another offer has been received.

Patience may save you some money.

Why does yahoo pirate its way into my companies domain name "aapexmrtg" to advertise its website "answer.yahoo

I pay-for-click with yahoo, as if that is not enough, yahoo is using my domain search to advertise its websites, and aloud others to do so as well.

What a bunch of crap. Anyone giving Overture/Yahoo pay per clikc money is throwing it out the window. It is so out of control over there. My account is offline since I learned of these kinds of practices. I am MAD and I am feeling ripped off.

If I buy a product I expect to know what I am getting. If you are not careful with Overture/Yahoo you get promoted in these ways. I recommend you go back to a system of exact matching and NEVER let Yahoo! blanket match or content match for you, it’s insane!

To go a step further, Yahoo! has forsaken its roots as a search engine. I love their software but their core was search engine. I have many entries in the directory, it used to be this was a good thing. They cost me 300/yr. Noe for this about one would expect some value in the search results of their web results especially when their web results have no good answers. You value as a URL in their directory buys you NOTHING. It is completely outragious because it used to hailed as the best hand editied reference and now is blown away with web results in its place that are often POOR results.

If you’re listening NEO (YAHOO!) your network is crashing and you need to stop bleeding the pay-per-click world for you mistakes. Go back to your roots, learn from your mistakes. Oh yeah, continue to make the software, I like the messenger but not the widget engine.

Citizens homeowners insurance can not deny anyone in Florida but is largely a last resort insurer. Independent agents and brokers can offer more options if you are purchasing a home or changing insurance companies because of dropped coverage or increased premiums. Premiums can be reduced by increasing deductibles. For damages caused by anything other than a hurricane, such as a pipe breaking or roof collapse, there is the all other peril deductible, which can be set at $500, $1,000 or $2,500. Hurricane deductibles are set at 2%, 5% and 10% of the dwelling amount. There are also discounts available for homes with storm shutters, roof mitigation certificates, alarm systems, homes in gated communities and condos with central sprinkler systems.

Lawyer Help-My father pasted away 5 months ago and my brother never told me.said he couldnt find me.lie?

my father and i didnt speak after a riff because of my brother,but i never told him why because i didnt want to hurt him and he pasted away i just found out today and he told everyone he couldnt find me.I’m sure theres a reason since theres realestate but i have no idea to find out about if there was a will,i’m sure there was he planned.Help

If your father had a will, it would be filed with an attorney, whose job it is to contact any heirs. If he didn’t have a will filed with an attorney, you need an attorney to file for the disbursement of his assets. State laws vary, but generally spouse is first in line, followed by siblings. If no spouse, you have your lawyer file for a court order to sell off the assets, you pay the fees, and what’s left you split with your brother, unless you come to a different arrangement with him.

The Church Ministry I am involved in is aimed at the youth of the rural areas from where I come from, Papua New Guinea. The Gospel is shared in the local dialects, however, using todays electronic tool, such as laptops, projectors, digital videos and cameras will greatly help in the diseminating of the Gospel in pictures to most who are illiterate.

I’d talk to a bank about a small business loan. That, or get donations from your congregation.

Short selling our properties?

Me and spouse are looking into short selling two properties we own in California in a area hit hard by the down fall of the realestate market. (Modesto and Madera)

I am currently traveling overseas so I am not able to deal with this personally. According to the spouse, a Banker suggested that I give the spouse permission to sell it on my behalf. So today I was emailed a document entitled. "Interspouse Transfer Deed". (I checked the typed portion of the document indeed the transfer would occur to my spouse not the banker)

As far as I know that will relinquish my claim to the property while I will have to continue to be legally responsible for the payments. I find that to be an odd way to allow someone permission to short sell your properties. Do I have a reason to be concerned?

PS: Mind you the properties have no equity right now. The payments are high and no prospective to sell them anytime soon. But they are rented with negative cash flow both of them.

I would be inclined more towards the Power of Attorney myself. In addition, talk to any realtor friends you might have ask for their opinion. If you sign the inter-spouse deed transfer you are still responsible for the payments but no longer have any rights over the properties. That is a little risky to say the least.

Secondly, check with both your CPA and your Attorney for further clarification and implication of short selling. Make sure that on your power of attorney you only give very specific powers nothing else, that is for your own protection.
