I’m a realtor, and I’m used to getting paid my commission at the closing table, when all the funds are being moved around. But I’ve got a client who’s desperate to sell, and they want to tap into the market of "unfinanceables" who are looking for a land contract or lease purchase deal. I know that would bring offers from would-be buyers, but since theres no six-figure payoff going on at closing, demanding my 5% is pretty uncomfortable. Hope someone out there has experience. Jane.

I’m under the impression they would not get paid until the Purchase or Sale portion of the contract was enforced. Otherwise it’s just a rental agreement, and MAYBE the realtor gets a finder’s fee…

Is there anything special i need to know about selling my home without a realtor?

Not really. If you don’t even want to use a firm like FOR SALE BY OWNER, which makes it a bit easier, you should look into buying a home selling kit at your local office store or maybe online. It will contain all the forms to get you through the whole process. Make sure on any disclosures about your home that you are truthful. I can’t tell you how ugly it can get if you’re not and the buyer catches you on it. I have a strong suspicion my recent offer was not presented to the seller, and the realtor is holding back on (and probably other offers too) and creating a false bidding war. Any idea on how confirm this? Can I contact the seller myself and ask them if they saw the offer?

If you are not sure that your realtor is holding back on your offer then you should put in the offer that you want to be there when the offer is submitted and give a date you are available to accompany your real estate agent. The other way to prevent this is to place in the offer that this offer expire 72 hours after receipt by the real estate agent.

A real estate agent is to submit all offers in a timely manner for acceptance.

Normally real estate agents look over the offer, then immediately take the offer to the seller or sellers.

if other offers are submitted then they might take these offers to the sellers also.

What real estate agents fail to realize is that they are working for the buyer or seller and you dictate the time frame in which things happen. They are there to give advice and make sure the local laws and customs are enforced and a legal sale take place.

Are you using the same real estate agent as the seller? This could be a problem. If you are perhaps you might consider using a buyer’s agent.

How much does it cost to get a realtor license? I’ve heard it’s one of the easiest vocational licenses to get, that it can be done in a few weekends. If you got the license could you sell yourself a property and potentially save yourself a lot in transaction costs?

First thing.

You don’t get a REALTOR license. You get a REAL ESTATE license.

THEN when you get the license you sign up to be a REALTOR.

Yes, anyone that can do 11th grade math can, with a little study get a license, but actually making a LIVING from it is very hard.

You COULD sell yourself a property, but most brokers ( you have to work under a broker ) won’t allow it. There’s just too many things a new agent can screw up, putting the broker in a liable position.

Most states allow you to study online and that’s about $300 – $400. THEN you have to take the test, about $80, then pay for the license, about $200, then around $1800 to be a Realtor when it’s all said and done.

I’m moving to California in about 7 months. I’d really like to get my realtor liscense but, I’m not sure how to go about it. I don’t have any experience and I’m not liscensed in any state yet. I’m a good sales men and I think I’d be really good at it. What all goes into becoming a realtor in California. I will most likely be living in the San Diego or Orange County area.

You have to take a course, pass a background check and successfully pass the test. This is a tough market to start in, but if you sign up with a good agency that has great training and mentorship, you can do it.

I always get conflicted answers and I am not sure which is right or wrong. What should I expect and how do I make sure that we (Realtor) & Myself keep a long term professional relationship without any problems?

1) Honesty
2) Listening
3) Addressing their concerns
4) Honest advice of what the home is worth
5) Also, advice on things that might keep the home from selling
6) Hard work on showing the home
7) publicity on the home
