I think you would be a fool not to use an agent and get it on the MLS.

Developers are not going to be looking anywhere you can advertise yourself, they will be using an agent of their own and traditional methods.

Yes some of the tricks that they advertise are not updated to fit nowadays market. Such as an assumable mortgage or taking over an HUD. But as far as the total knowledge of the subject …think of it as taking a home course in a subject. There is a lot of material to read and go through. You must be willing to study it and then apply it to the market that you are in. They make it sound as if you buy the book ..then it jumps up and starts making you money. As we all know, nothing worth having has ever come easy.

There a few ways of doing so:
1) Ask people you know of anything for sale.
2) Go online and search for properties "For Sale By Owner" (FSOB). There are several good sites where owners list their homes/property without the use of real estate agents.

There is no "blacklist" Check your credit report, if your name was not removed they may have filed a judgement against you for damages etc….
