Alright, well my mom and I are thinking of moving to Palmdale but we can’t exactly afford a full priced home. So what I did was check the listings of foreclosed home. Now it says the loan balance is like 3,000 on average. it says the loan balance is $2238 but it also says the amount is $2238. So is that the price or what? Thanks in advance.

No, of course that’s not the price. What you are seeing is the amount of money which the current homeowner is in default on the loan. Assuming that this property is eventually fully foreclosed upon, the bank will offer it for sale at the current market value for the property. What they will accept to sell it may not be market value, but it will be FAR more than $2238.

What I would pay for a monthy RENT or how much the house actually cost (which probably would be too good to be true).

I was searching for homes for sale (not rent) and this is one of the listings that came up. Can someone please help me understand…

I think someone entered the data wrong into the database. They probably left off 2 zeros (thinking they were "cents"). $350,000 is probably the actual price.

As for the rest of the web page — that is all automatic HTML or PHP code that calculates the rest of the (very low) numbers.

How do you find them, how do you buy one and what do some of the terms mean? I was browsing around on yahoo realestate and noticed homes for sale with a loan balance of as low as $2k dollars. Does this mean all you have to pay is the remaining balance of $2000. I m confused please help.
I am also looking for sites that have free listings of foreclosures in cypress and buena park, california. Thank you for your help.

I am not sure what you are looking at. Foreclosures do not sell for 2k, they sell pretty close to the market rate. They are driving the market rate down, but they are still in it.

The foreclosers are in the MLS, listed as REO. Have your agent print you up a list.

What causes my email messages from realestate@esch.com sent to yahoo EMail accounts to go into the bulk mail folder?

Is it "realestate" in my email address or the embedded links to real estate listings?

Also, it appears that if I have a EMail witha WORD file attachment and EMail to a client with Yahoo Email address, then it goes to the bulk folder, while a file without an attachment goes to the InBox.
Some people that request I send Email to their Yahoo EMail address can not figureout how to view the bulk folder and/or always accept EMail from my EMail address.

No one knows exactly how Yahoo decides on what is spam. It would defeat whatever system they have if the answer got out. Adding an address to your contacts list is supposed to override the spam filters. Many business emails now even tell customers to do that.

Is it better to go with a seasoned Realestate person who may have muti listings or a new person who is HUNGRY for the sale?

I would try a newer agent that doesn’t have a lot of listings. They will spend more time on your listing than a "seasoned" realtor would. Why list with someone that has 100 listings when you can list with someone that has five? It just makes sense!

A slideshow of my house for sale in Kaua’i; I lived there for a year in the hopes of starting a farm and education center, but my small business failed, I was diagnosed with cancer, and my investments took a dive, all within my first six months.

A local realestate agency does not list any MLS listing on her site the PRMOTES ALL MLS listings that are listed by dicount brokerages. She is by far the biggest agency in my area, accounting for nearly half of all home sale listings. Some refer to it as a monopoly.

Since she promotes that her search engine on her site pulls up all MLS listings, could some one not seek a liability case? I know it is against the law for realtors to intentionally bypass FSBO listings, or dicounted brokerage listings. What is amazing is 95% of these sellers she bypasses in her system ARE OFFERING 3% to a selling agent. The other few are offering 2.5%.

I’m one of those excluded, despite being in the MLS and offering a commission. I had my brother call her agency about my home, they told him "it is not something you would be interested in, trust me!" They have never even seen it! Do I have a case?

This is an interesting question.

If she is advertising that she is allowing searches of all MLS properties and is screening out discount brokers and or lower commission offerings I would think that you could file a complaint against her with the MLS, local board of Realtors (if she is a Realtor), the state regulatory agency for agents/brokers for false advertising. You could contact the federal anti-trust attorney(s) they are always happy to look into real estate brokerages. By the way if they can turn up a antitrust case you get treble damages (if you can show that you were damaged).
