Do people really become successful in assuming other peoples home loan. How powerful are the contract in these real estate kits? What about wholesaling? I want to obtain properties, but I really don’t want to do things the traditonal way. What do you all think?

Yes some of the tricks that they advertise are not updated to fit nowadays market. Such as an assumable mortgage or taking over an HUD. But as far as the total knowledge of the subject …think of it as taking a home course in a subject. There is a lot of material to read and go through. You must be willing to study it and then apply it to the market that you are in. They make it sound as if you buy the book ..then it jumps up and starts making you money. As we all know, nothing worth having has ever come easy.

Can a California realtor charge a first timer buyer a fee for canceling their contract?

If yes, what is a customary fee? I heard a lot about realtor fee’s and need to know about this question, before I get started.

No, in CA the realtor only gets their fee at after they close a sale, never before.

However, if you start a contract with one agent you can not switch. This one would be entitled to their commission still, and will get it. You would pay a second one out of pocket if you were to involve another agent.

Also keep in mind that your contract isn’t really with the agent, they work for a broker, the real holder of the contract.

If at any time you are not happy with your agent you can request he replace them with a different agent. You agreement is not effected in any way.

We rent,owner decides to sell,we have 4 months before lease is up,Can the Realtors show the house any day of the week?No matter if we want 4 of the days with out disturbance. ANY day, 3-4 times or more? While we are showering ,dressing for work??? Can people come in and take pictures even with my stuff in the house? I’m not giving permission to.

Most Realtor make every effort not to invade your privacy and waste your time. I know this may be inconvenient, but maybe the owner has no choice. They really shouldn’t take pictures, it’s rude. If the place were vacant that would be ok. You are typically notified by a phone call. They shouldn’t just show up and walk in. If they do, then you need to complain to the owner.

I once watched A Current Affair an saw a program about two guys in Australia who are into real estates and I would like their names or more better their web addresses so i could search about them. I am interested inthis real estate thing and would like to know how or ways to be your own real estate agent.

Are you thinking of becoming a real estate agent or just a real estate investor? If you’re looking for your license, check with your state’s department of licensing for the requirements. They’re usually rediculously low. It takes more training to trim toenails than to become a real estate agent in most states. You may be required to "Hang your license" with a broker until you meet some requirements to become your own broker. Then you can hang out your own shingle. If you’re thinking of just becoming an un-licensed investor, read the following books: The Millionaire Real Estate Investor by Ron Jenks & Gary Keller, Real Estate Tax Advantages, forward by Robert Kiosake (the Rich Dad Poor Dad series) and enlist a realtor to find deals for you. i see a lot of companies calling themselves realty companies i want to know what kind of services they render and how do they operate,their organisational structure and examples of some very successful ones in the world

This question has gone six days without an answer.

In the United States, the word "realty" is commonly interchangable with the phrase "real estate". In fact, Webster’s Dictionary offers the definition of the noun "realty" as meaning "real estate". For all practical purposes, the terms are interchangable.

In the USA, a realty company facilitates the selling and buying of real estate by bringing together seller and buyer, and thereby earning a sales commission. The business is highly regulated in all fifty states with the manditory licensing ofreal estate agents and brokers.

Realty companies execute a listing contract with the sellers of real estate and then advertise the property for sale to the general public. Agents from competing companies can bring buyers to the table and the sales commissions are split in a fairly standard manner. Every realty company must have a licensed "Broker" of record who is ultimately responsible for the actions of the licensed realty agents who work for the firm.

One of the biggest realty companies in the USA is "Coldwell Banker". Prior to the 1970’s, the realty business in the USA was a regional, and many times neighborhood, business that was highly fragmented. The acquisition of successful smaller companies by even more successful larger companies over the years has led to the nationwide giants we now see. Coldwell Banker was a financial based business, acquired by the giant retailer Sears & Roebuck, that got into the realty business. Through aggressive acquisition, they managed to achieve the scale necessary to be able to make the most of national advertising and promotion. There are others that have done the same thing.

Internationally, realty companies strike deals to split commissions generated from the referrals generated when people are transfered due to work requirements.

All of the abovementioned information applies to residential realty, but the commercial realty business operates in a similar manner.
