What is the lowest Percent that a realtor can do?

Posted on February 27th, 2010 by admin in realtor | 9 Comments »

I have a realtor that said they could sale my home for 5% and then another for 4%. Is there anything else that I can get a realtor to come down on, that will benefit me on my return?

4% is probably the cheapest you can get with traditional listing broker arrangement. I think it’s pretty good. Basically, 3% goes to the broker who brings in the buyer and the remaining stays with the listing broker. If you want, you can find a help-u-sell or some other self sell real estate service in your area who provides with flat fee, multiple listing service access and signs. You will need to do your open house and showings. If the market is good in your area, with or without the listing broker, your house can be sold.

Has anyone tried interviewing a group of realtors?

Posted on February 27th, 2010 by admin in realtors | 4 Comments »

Considering having a bunch of realtors come to my house and individually pitch their plan to sell my house in the current market. Marketing strategy, reduction in commission, etc. My house has been on the market for over a year and has not sold (Atlanta area). Great house, low price, but cannot compete against new homes that builders are dumping for bargain prices. Other methods for getting the best deal with realtors?

Realtors don’t sell anything.
90% of houses are sold, after somebody searched for one on the internet.
Your house will sell for todays right price, which is 30% lower then 2 years ago. That’s for a 400,000 house from 2 years ago today 280,000.

Does anyone know any tips to pass my real estates exam?

Posted on February 27th, 2010 by admin in real estates | 2 Comments »

any tips? on math and any other tips is needed. Thank you very much!

Yes, study. Seriously, even with math, practicing problems can make all the difference. You will be faster and more confident.

Also, if they publish practice exams, buy a book and do them. It will be good practice and often, on these standardized tests, they repeat questions.

Good luck!!

Has anyone ever heard of a realty company accepting credit cards to pay security deposit on a rental home?

Posted on February 27th, 2010 by admin in realty | 5 Comments »

The monthly rent is not a problem. We are scheduled to move on Dec 2nd. We had a house to move into already and it fell through on the other end, so now we have to find a new house at the last minute. The security deposit wasn’t in our budget.

At my property, we accept Visa, MC and Discover for anything, including a deposit. It’s quick, easy, and we’re notified instantly when we run it if it’s gone through or not. My company uses an online credit card merchant to run credit cards on – we type in the number and it processes instantly.

There’s no disputing or cancelling it once it’s been run – I’ve never run into that problem in the 3 years we’ve been accepting credit cards as deposits. We even have a way for residents to sign up with a credit card or checking account to have the monthly rent and utilities to be automatically deducted once a month.

The only credit card we don’t accept is American Express, due to the extremely high merchange fees for processing it.

What do you think of the new Yahoo! Real Estate site?

Posted on February 27th, 2010 by admin in realestate listings | 2 Comments »

I just noticed that Yahoo! Real Estate redesigned their site with a lot of maps and cool tools. I especially like the home values and the local market research section that shows you the number of listings and average price in any area. What do you think?

http://realestate.yahoo.com

It’s not bad, there is another one called www.zillow.com (just increase the values by 10-15 percent)

Could you read this paragraph? I would like to know if there are some mistakes and where they are !! thanks!

Comenius was a theologian, a philosopher and a writer. He believed that only with the education the man could shape him-self and have an harmonious life. He is considered the father of modern education. He lived during the Illumism. So he reach the cosmopolitan idea. In fact he fought for the peace among the people and the humanity’s unit .
When he finished the University he started his activity of teacher and pastor but, when the “thirty years War” upset his country he went to exile. He took refuge in Poland . Here he started his teaching and his pedagogical production. He wrote some literary works, which are “Ianua Linguarum Reserata” and “Didactica Magna” which are wrote in Latin because he loved the classical languages . These masterpieces help to shape some European schools. In the “Didactica Magna” Comenius states the importance of the universal education.
He illustrated the aims of the method and gave us important suggestions that are still used like the instruction’s key-points, the identity of method among teacher of successive classes and the connection among the disciplines so that one integrates the others. The most popular Comenius’ sentence is: “ to teach all things to all people”. It mean that all people must have the opportunity to understand the aim of reason and of everything. He wanted the mixted classes, without social and sexual distinctions. So his tought anticipated things that today are realty. Also the Comenius’ school gave importance to the study of the language. So the student had an equipment of word that was very important for his future. Besides the school for Comenius was an “humanity’s workshop”.

Comenius was a theologian, a philosopher and a writer. He believed that only with education man could shape himself and have an harmonious life. He is considered the father of modern education. He lived during the Enlightenment. So he reach the cosmopolitan idea.[I don't understand this] In fact he fought for peace among the people and the humanity’s unit[ ? the unity of people?] .
When he finished University he started teaching and became a pastor but, when the “Thirty Years’ War” upset[unsettled, disrupted, convulsed] his country he went to [into] exile. He took refuge in Poland ,where he started his teaching and his pedagogical [instructive] production [of what?] [? instructions on teaching?]. He wrote some literary works, which are “Ianua Linguarum Reserata” and “Didactica Magna” which are written in Latin because he loved the classical languages . These masterpieces helped to shape some European schools. In the “Didactica Magna” Comenius states the importance of universal education.

Besides the school for Comenius was an “humanity’s workshop” [Beside Comenius' school was a workshop of the humanities] . "Besides" means "oltre a" in italia

This is a very good attempt but there are a few points you need to be aware of; you have used "the" in a few places where it is not required, some of the phrases are literal translations from Italian which don’t make sense in English so I have made a guess as to their meaning.

Buono fortuna

How do you sell realestate on contract without a realtor?

Posted on February 27th, 2010 by admin in realestate | 3 Comments »

I have a buyer for a piece of property. I don’t have a contract written up yet with a lawyer. What should I have buyer sign and should I get a small down payment until papers a re ready? How would I write this receipt up?

it is called earnest money. i would go to legalzoom.com and look for a land contract. it is the document you are looking for and they are cheaper on that site than going through a lawyer.

your borrower, if they are getting a loan, will be helped by the loan officer as well. title company will still be involved to protect you both.

good luck

I’m buying a short sale, PMI Negotiator has it.. whats taking so long?

Posted on February 27th, 2010 by admin in today realestate | 4 Comments »

I am buying a short sale property in the Detroit Metro Area. Here is what has been happening:

4.21.09 – Offer accepted by seller

4.23.09 – Realestate Office cashed Earnest Money Check

4.28.09 – Full Package sent in to CW with all docs and our pre-approval.

5.14.09 – Apraisal/BPO check cashed, done that week and sent to CW. Full Package with Appraisal / BPO sent to CW.

5.28.09 – found out that appraisal was done weeks ago and it approved for 71,000 or something like that.

6.2.09 – Told by Mortgage Lady that the house is ours, just waiting for a closing date… which I assume means CW accepted offer.

6.3.09 – Realestate Lady tells me "hoping to close in 2.5 weeks" (should be 6.22.09)

6.11.09 – Real Estate Lady tells me "setting a closing date in 7-10 days" (should be 6.22.09) Also, says CW has 24 files ahead of us, we are #25 in line.

6.19.09 – Mortgage Lady talks to Buyers Agent, no new news.

6.25.09 – Mortgage Lady and Buyers Agent say a few more weeks still to get a closing date (about Thursday 7.9.09)

6.26.09 – Sent in My Hardship Letter to CW (yes, me the buyer sent in a hardship letter, Buyers Agent who is a short sale specialist thinks it’s a good idea if we can get CW to sympathize with us and might bump our file up.. don’t know if it worked though..lol)

7.1.09 – Offer RE-submitted to PMI Negotiator to accept $1,000 from seller because they asked for $1000.00 from seller. (should have an answer next week sometime)

7.13.09 – It’s day 83! Today, no news as of yet (12:45pm). PMI Negotiators has had file for 13 days now and that’s after it was resubmitted with money from the seller that they wanted.

So, I guess my question is… how long does this PMI Negotiator take? They have had the re-submitted file for almost 2 weeks. What is going on?

Everything went so fast in the begining I thought we would be closing in 2 months..but In 1 week and 1 day, this short sale is going to be starting it’s 4th month…. Ridiculous.

It is very frustrating – I agree.

But remember that CW is not the seller. They are trying to decide if they will be better off cutting their losses and accepting a short amount as the full payoff of the mortgage. The PMI company is taking all or at least part of the loss (they insure to riskiest part of a mortgage loan) so they have to sign off on this agreement.

Part of what they are doing is checking out the seller to see if they have assets that the mortgage company can go after. They are also checking to see if there is any fraud going on- or has gone on in the past.

PMI and CW have no real interest in being in any hurry.

The clerk that is approving this gets paid an hourly wage and if they make a mistake they may get fired. But if they fallow the rules and because of that it takes so long that you walk away and the deal falls thru the clerk is not criticized at all.

So these deals take a very long time- and sometimes when they are finally approved the buyer is forced to act quickly or the deal will fall thru.

Is the realestate market dropping? I want to buy a home, should I wait?

Posted on February 25th, 2010 by admin in realestate properties | 12 Comments »

Where can I find motivated sellers, not sellers who are just testing the waters to see what they can get for their home. I want to find a Good Deal! Maybe a homeowner who is in process of foreclosure and need to sell at a discounted price below market value. I am buying the property for investment purposes. Any realestate broker or agent who is willing to find me a DEAL?

There are always foreclosures listed in the paper. Try starting there.
