How does a realtor get paid when finding a renter or a lease purchaser?
I have my property listed and my realtor is mostly getting calls from people who want to do a lease purchase or rent my home. I am thinking about doing it because I am moving out of state and can’t until I unload my house. I first wanted to know how does my realtor get paid if she finds a renter or a lease purchaser? Do I pay her monthly or do I pay her commission up front for finding them?
If they buy then the realtor gets straight commision a one time deal, but if someone rents then I believe the realtor gets a little each month until they get their commission cost in full from you unless you can pay them up front if you can afford it. But if I were you I would sell your house on your own, for sale by owner, google it. My girlfriends mom did that and she sold it in 3 weeks as opposed to the previous realtor she had trying to sell the house for about 6 months. Put it in the paper even.
Why are realtors and developers allowed to serve on City Councils?
They should not be allowed to serve on City Councils because of a conflict of interest between real estate agents goals of short-term profits and the best interests of the local community, which is long-term.
Mainly when it comes to zoning and where property should be placed, the greed of each real estate agent’s market gains and loss take priority over the public community interest.
So why can’t we not allow realtors to serve city council positions to ease this frustration?

Is it easy to get hired as a realty agent? Are the companies take in anyone who applies?
I just passed the realty agent exam and now needed to be listed with a broker in order to be officially licensed and begin business. But I got mixed info on how easy/difficult it is to ger hired by brokers….so is it true that they basically take anyone who passes the exam and applies? Or, they just as picky as all other employer?
It’s not hard, just be aware of who you go with, as some of them make you pay to have a desk, advertising, cards, and a mentor. Yes, you have to pay for a mentor in some places, they won’t let you sell without this "training". In such a bad real estate market, maybe you should take this on as a part time thing until the market gets better. Not much is moving in NJ and foreclosures are up 68% from last year. I don’t mean to scare you, but he was very successful until the market bottomed out.

getting a townhome through a realty?
theres this complex of townhomes and one of the townhomes is for rent by a realty, so we went to the the realty place and put in an application for it, and the guy who i guess is the owner of the realty place said he needs to check our credit score which would take about a day then he’ll get back to us today before 12..around 1, we called him and he said something like hes waiting to get approval from the owner of the townhomes?…well my question is…if a townhome is owned by a realty dont they make the approval?? because after he said that i was kinda worried that was just an excuse so he doesnt tell us were not approved…does anyone know how it works?
Real estate companies rarely own properties they have for rent, they only manage them. Once your application is submitted and it meets the management companies criteria, the owner of the place usually needs to approve or deny the application based upon the real estate companies findings and recommendation. Depending on how easy it is to get a hold of the owner this process could take anywhere from a day to a week. Hang in there, they’ll get back to you, it’s not unusual.

What is the logo or logos that go on a realestate agents business card?
I am doing a business card for a client. Do I put the equal housing opportunity logo? My client says she needs the Fair Housing logo… Isn’t that the same thing. She say the equal housing opportunity logo is for equal opportunity for people. I say that equal opportunity not equal housing opportunity….. I need to send these cards off. You are right. Go to National Association of Realtors website and look at the logos. The picture of a little house with the writing on them. Make sure you don’t use the one for mortgages.

The information posted in this editorial is posted as fact. Shouldn’t that be illegal? How does Yahoo! get away with it?
For instance, in this editorial, an anonymous Yahoo! Real Estate staff writer states that "There is no housing bubble." The facts are very clear that this is the biggest real estate bubble in history. This misinformation could lead more people into losing hundreds of thousands of dollars. Why would Yahoo! do this to their users? Could this be why Yahoo! is falling so far behind Google?

Your interpretation of the data does not jibe with that given by many others. So, it is going a bit overboard to accuse Yahoo of playing fast and loose with the facts. In my area, there are several houses that have been on the market for quite a while, but they are way overpriced.
